NCC: NCC sells office project in Gothenburg for SEK 860 million

NCC is selling an office project on Skånegatan 1-3 close to Ullevi in
Gothenburg for SEK 860 million. The buyer is Vasakronan AB.

"This is the third consecutive property to be developed by NCC in the
Ullevi area. It is gratifying that the customers appreciate the NCC
concept and that we are confirming our position as the leading
developer of work environments and properties," says Carola Lavén,
Business Area Manager of NCC Property Development.

The transaction will be implemented in the form of a sale of a company
with a total underlying property value of SEK 860 million. The
property has total leasable space of approximately 20,000 square
meters, of which commercial premises at the entrance level account
for 1,600 square meters. There is also a parking garage under the
building. The property is fully leased to Sweco, PwC, Fitness24Seven
and Condeco. Occupancy is scheduled for the fourth quarter of 2015
when Vasakronan will also move into the property.

The property boasts a prime location in terms of transport links.
Skånegatan 1-3 is located near the Nya Ullevi Arena, within walking
distance of Gothenburg Central Station. Both trams and buses stop
nearby.

The property will be a GreenBuilding

and certified according to the international BREEAM
(https://www.ncc.se/OM-NCC/Miljo-och-energi/miljoklassning-energiklassnin...)
environmental certification system. This means that considerable
attention will be paid to the building's indoor environment, ecology
and lifecycle, as well as energy and water consumption. The premises
are being developed in line with the "Future Office by NCC

concept, a Nordic model designed to create attractive and sustainable
workplaces for customers.

The sale will have a positive impact on earnings in the fourth quarter
of 2015 in the NCC Property Development

area. The project is fully leased.
